These terms and conditions form the agreement between you and Matakana Luxury, operated by OPERATOR LEGAL NAME of OPERATOR ADDRESS, New Zealand. By making a booking with us you confirm that you have read, understood and accepted these terms. If you are booking on behalf of other guests, you accept these terms for everyone in your party.
A booking is confirmed only once we have accepted it and you have received written confirmation from us. Until that point, dates and rates are not held. You are responsible for making sure the names, dates and details on your confirmation are correct, so please check it carefully and tell us straight away if anything looks wrong.
You must be at least 18 years of age to make a booking. We may ask for identification on arrival.
A minimum stay of two nights applies to bookings that include a weekend. Longer minimum stays may apply over public holidays and peak periods, and these will be shown at the time of booking. If you are hoping for a single weekend night, contact us directly and we will let you know what is possible.
All rates are quoted in New Zealand dollars and include Goods and Services Tax (GST) at the prevailing rate. The rate confirmed at the time of booking is the rate that applies to your stay. Any optional extras are charged in addition and are shown before you confirm them.
Payment terms, including any deposit and the date your balance is due, are set out at the time of booking and in your confirmation. We may hold or charge payment through a secure third party payment provider. If a payment is declined or not received by its due date, we may treat the booking as cancelled.
Check in is from 3.00pm and check out is by 10.00am unless we have agreed otherwise in writing. Early check in and late check out may be available on request and are subject to availability. Please respect the check out time so we can prepare the villa for the next guests.
The number of guests staying must not exceed the maximum occupancy listed for your villa. Only the guests named on your booking may stay overnight. If you would like to bring additional guests or host visitors during the day, please ask us first. Exceeding the agreed occupancy without our consent may result in additional charges or the booking being ended without refund.
Our villas are private homes set within quiet residential and rural surroundings. To keep them that way we ask that you follow these house rules during your stay.
We may end a stay without refund where these rules are seriously or repeatedly breached.
Cancellations are governed by our cancellation policy. In short, you receive a 100% refund for cancellations 100 days or more before your arrival date, a 50% refund for cancellations 30 to 100 days before your arrival date, and no refund for cancellations fewer than 30 days before your arrival date.

You are responsible for any loss or damage to the villa, its contents or grounds caused during your stay beyond fair wear and tear. We may require a refundable security bond, which is returned after check out once the villa has been checked. Where damage exceeds any bond held, you agree to meet the reasonable cost of repair or replacement.
Please tell us about any breakage or damage during your stay so we can deal with it quickly and fairly.
Nothing in these terms limits or excludes your rights under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986, and nothing limits liability that cannot lawfully be limited.
To the extent the law allows, we are not liable for any indirect or consequential loss, or for loss or damage to your personal belongings, vehicles or valuables during your stay. You are responsible for the safety of your own possessions. We strongly recommend appropriate travel and personal insurance.
Please take care during your stay and supervise children at all times, particularly around water, decks, stairs and outdoor areas. Familiarise yourself with the location of safety equipment and exits on arrival. Report any hazard or maintenance concern to us promptly so we can attend to it.
Sometimes events outside our reasonable control affect a booking, such as severe weather, natural events, fire, utility failures or government restrictions. Where we cannot provide your booked villa for a reason of this kind, we will offer you alternative dates or a refund of amounts paid for the affected nights. We are not liable for any further loss arising from such events.
The content on our website, including text, photographs, logos and design, belongs to us or our licensors and is protected by New Zealand and international copyright law. You may view and share it for personal, non commercial purposes. You may not copy, reproduce or use it commercially without our written permission.
We handle your personal information in line with the Privacy Act 2020 and our privacy policy, which explains what we collect, how we use it and the choices you have.
These terms are governed by the laws of New Zealand, and the New Zealand courts have jurisdiction over any dispute arising from them or from your stay.
We may update these terms from time to time. The terms that apply to your stay are the ones in place at the time you make your booking. The current version is always published on this page.
